The Queensland Government’s $2 billion Housing Investment Fund is supporting Sunshine Coast Council to build four three-bedroom houses, seven two-bedroom houses and 11 one-bedroom secondary dwellings on vacant land in Marcoola. The homes will be prefabricated and manufactured offsite.
These newly developed homes will be rented at an affordable, below market rate for eligible households. The eligibility criteria will be set by the Queensland Government and will include income thresholds to cater for low incomes. It is anticipated that these dwellings will home key workers who will support our local industries.
Coast2Bay Housing will manage the properties once complete.

All residents in the vicinity of the development sites who may be impacted at the time of delivery of the homes will be informed prior to any traffic disruptions.

What is Affordable Housing?
Housing that is appropriate to the needs of low-income households in terms of design, location and access to services and facilities, and where rent paid by households in the lowest 40% of income units does not exceed 30% of gross household income after any applicable Commonwealth Rent Assistance if deducted.
Who is eligible for Affordable Housing?
Eligibility criteria for the new Marcoola homes will be set by the Queensland Government as part of the Housing Investment Fund program. A draft summary of the criteria is provided below^.
The applicant must:
1. Be an Australian Citizen, permanent resident or hold an eligible visa.
2. Live in Queensland.
3. Not own, or part-own, property (some exceptions may apply).
4. Meet a liquid assets test.
5. Not earn more than the set household income threshold for the household type, being:
$70,275 for first adult
$77,302 for first sole-parent
$19,620 for each additional adult
$11,771 for each child

Who is a key worker?
Generally, key workers are those who earn low to moderate incomes but are employed in services that are essential. This would typically include key public service workers, workers who support the labour force (e.g. child care and aged care workers) and workers who are important for local economies, such as hospitality, transport and retail.
